Step 1: Engage a Licensed Architect
Only a TNEA/CMDA-licensed architect can submit building plans for approval. The architect prepares drawings as per Development Control Regulations (DCR) — FSI, setbacks, parking, and height restrictions must all comply.
Step 2: Prepare Documents
Documents required for CMDA building plan approval:
- Patta and chitta (updated, within 6 months)
- EC (Encumbrance Certificate) — latest
- Sale deed / property documents
- Topo map from Survey Department
